No login required. No barriers. No cost to use.
What it is
socialhousing.ai is a platform built specifically for social housing maintenance teams.
Something you can open in your browser and use immediately, without creating an account or handing over any data.
It brings together practical tools, operational guidance, regulatory insight and sector intelligence in one place, designed to be used in real time by people running services.
Why we built it
Between the two of us, we’ve spent over 60 years in this sector.
Running repairs services.
Managing DLOs.
Working through regulatory pressure.
Sitting in performance rooms where the same issues come up again and again.
We’ve had a good career in social housing. This is about giving something back.
One thing has always stood out to us.
The sector has never been short of data.
It has been short of time to use it properly.
Too much of the working day is still taken up with things that shouldn’t need thinking about:
- calculations that should take seconds
- tracking that relies on memory or workarounds
- documents being created from scratch that miss what actually matters
That friction doesn’t stay at supervisor level.
It rolls up into missed targets, rising costs, compliance risk and loss of control.
So we built something to help remove it.
Where this starts, and where it’s going
We’ve deliberately started at the point where pressure is felt most, day to day operations.
Supervisors and managers dealing with constant repetition, manual processes and time pressure that shouldn’t exist.
Fixing that is not about making life easier at the edges.
It’s about getting the basics consistently right so the whole service performs properly.
This is not a low level platform.
It’s built from director level experience of what actually causes services to drift.
We haven’t tried to build everything on day one.
This is a working platform, not a finished product.
New tools, playbooks and regulatory updates will be added continuously, so what you see today is only the starting point.
If you come back in a few weeks, it will already look different.

A live view of what is changing across regulation and what it actually means in practice.
Not just what’s been announced, but what will land operationally and where services need to respond.
Why it’s free
Because the sector needs it to be.
Social housing maintenance services are dealing with ageing stock, increasing expectations and tightening budgets at the same time.
Adding another subscription into that environment doesn’t help.
We’ve built this from our own experience to provide something practical that people can use straight away.
